| Title | Real Estate Valuation: The Case of a Marina with Development Potential |
| Summary | I had the opportunity to complete my capstone project Capital Markets division of a commercial real estate firm.The project focused on the valuation of a sell side property, which consisted of large underdeveloped land on the shores of Lake Balaton with its own operating marina. The main task was the construction of valuation models based on the development plan of the current owner, consisting of both residential units and a hotel. Furthermore, the analysis compared different discounting methods and also considered the use of leverage for the construction. A separate income based valuation was carried out for the operation of the marina with a focus on only sailing boat services. The main findings were presented in a real estate specific report style to the firm. Due to the confidentiality of the project, no specific names or numbers are mentioned in the public summary. |
